Fixed Fee for Property Inspection & On-Site Consultation
This fixed price covers a professional property inspection and walkthrough by a qualified building consultant, including verbal on-site consultation.

The fee applies exclusively to standard residential properties, such as apartments, terraced houses, semi-detached homes, and single or two-family houses, with a maximum living area of 160 m².
The total time allocated for the appointment, including travel, is up to 2 hours. Travel costs are included within a 10 km radius of my office in Luz.

    Official tax record with surface areas, construction history and ownership details
  • Certidão do Registo Predial (Land Registry Extract)
    Confirms ownership, legal status and any charges on the property
  • Licença de Utilização (Usage License)
    Confirms whether the building is legally approved for residential use
  • Ficha Técnica da Habitação (Technical Building Sheet)
    Lists key construction details, including materials, layout, year built
  • Approved Building Plans / Projeto Aprovado + Telas Finais
    If the property was modified or extended, to compare actual vs. approved layout
  • Floor Plans
    Helpful for orientation, surface calculations and on-site assessment
  • Certificado Energético (Energy Certificate)
    Indicates the property’s energy efficiency and technical condition
